Terms, disclosures and consent.
Last updated 29 September 2026. The UNETRA privacy policy and terms of service also apply.
1. Who does what
- UNETRA coordinates the transaction. UNETRA PRIVATE LIMITED provides the technology, workflow, visibility and transaction coordination.
- The Banking / Escrow Partner safeguards or controls funds under the applicable escrow / settlement arrangement, where one is used.
- Qualified partners perform regulated or professional functions where required — for example a Legal Partner for legal review, a Lending Partner for loans, and qualified inspectors or engineers for technical inspection.
- UNETRA is not a bank, escrow agent, trustee, law firm, title insurer, lender, government authority or Real Estate Regulatory Authority. Partners will be named, with their own terms, before you use their service.
2. The service
- Secure Property coordinates identity / KYC workflows, document collection, due-diligence coordination, transaction terms, closing preparation, registration tracking, settlement tracking and possession.
- Due diligence is document review and coordination. It reduces risk; it is not a guarantee of title, of the property, or that the transaction will complete. Independent legal advice is recommended.
- Identity checks are reviews of the documents you provide. They are not government verification unless an authorised integration is used, and the platform says so when it is.
- Registration happens before the Sub-Registrar under the Registration Act and state rules. UNETRA assists and tracks it; it does not replace statutory registration or any government process.
- Inspections are visual and non-destructive. They are not a structural-engineering certification unless performed and signed by a qualified structural engineer.
- Fees: packages are indicative platform / service pricing. Indicative platform/service pricing only. Government charges, stamp duty, registration charges, taxes, banking/escrow charges, legal fees, lender fees, verification charges and third-party costs may be additional. Final pricing depends on transaction requirements and applicable law. Your fee is confirmed in writing before you pay.
- Transaction types are opened one at a time, only once their legal and regulatory requirements are met. Today: residential resale.
3. Escrow and money
- Escrow services subject to partner availability, eligibility, transaction documentation and applicable law.
- Customer purchase money never flows into UNETRA’s operating bank account. Where escrow is used, funds are held or controlled by the Banking / Escrow Partner under a written escrow / settlement agreement between the parties and that partner.
- Release is governed by that agreement, the partner’s controls and the agreed instructions. UNETRA cannot release customer money on its own. The platform shows statuses reported by the partner.
- Refunds, forfeiture and token money follow the signed agreement. They are not automatic unless the agreement makes them automatic.
- Where no escrow partner is used, the parties arrange payment themselves (for example through the buyer’s bank or lender). The platform records how payment is being arranged; it does not hold or move that money.
- UNETRA never asks for a UPI PIN, bank password, OTP or full card details.
4. RERA
- RERA registration and disclosures, where applicable, remain subject to the Real Estate (Regulation and Development) Act, 2016, applicable rules and the relevant Real Estate Regulatory Authority.
- A promoter’s statutory RERA project account and a Secure Property escrow / settlement arrangement are separate. Collections that must go into a prescribed project account are never redirected through Secure Property.
- Using UNETRA does not replace RERA compliance, and UNETRA does not certify a project’s RERA compliance.
- For RERA-registered projects, the authority, project registration number, project reference / QR code and agent registration number are recorded and displayed where the jurisdiction requires.
5. Consent and data sharing
By starting a transaction you consent to UNETRA processing the personal data needed to run it: identity and contact details, PAN, address, bank-account details (for release instructions), property and transaction documents, and messages.
- You control document sharing. For each document you upload you choose who can open it: the buyer, the seller, a broker / professional on the deal, a lawyer, a lender, the escrow partner, and UNETRA transaction staff. You can change this at any time; it applies from then on.
- UNETRA staff can review a document only if you share it with “UNETRA transaction staff”. Without that, the document cannot be reviewed and may hold up your transaction.
- Every view, download, upload, review and sharing change is logged with the person, time and IP address. You can see the log for your documents.
- Other parties see the status of your KYC, never your PAN, address or bank details.
- You can withdraw consent by writing to grievance@unetra.co.in. Withdrawing may mean we can no longer coordinate the transaction; it does not undo processing already done, or records we must keep by law.
6. Document retention and deletion
- During the transaction: documents are kept in the encrypted vault.
- After completion or cancellation: the transaction record and documents are kept for as long as the law requires (for example tax and record-keeping rules) and to handle disputes; after that they are deleted or anonymised.
- You can ask for your documents to be deleted once they are no longer needed for the transaction or required by law. We confirm what was deleted and what must be kept, and why.
- The retention period for a specific document type is available on request from grievance@unetra.co.in.
7. Security
- PAN, address and bank-account details are encrypted at rest; only masked values are shown.
- Documents are stored outside the public website and opened only through short-lived signed links, after an access check.
- Role-based permissions, session controls, rate limits and an audit trail of every sensitive action (who, when, what, the previous and new status, and notes). UNETRA staff accounts use a second sign-in step.
8. Grievances
Write to grievance@unetra.co.in with your transaction reference, or raise a transaction issue from your dashboard. We acknowledge within 24 hours and aim to resolve within 15 days, as set out in the grievance policy.
Important — what UNETRA is, and is not
Please read before starting a transaction. Full terms, consent and disclosures
UNETRA is a technology and transaction-coordination platform. Certain services displayed on the platform, including escrow/banking, legal review, lending, insurance, technical inspection and other regulated or professional services, may be provided by independent eligible partners. Availability, eligibility, fees and transaction terms vary. UNETRA does not replace statutory registration, governmental processes, independent legal advice or obligations under applicable law.
Escrow services subject to partner availability, eligibility, transaction documentation and applicable law. UNETRA is not a bank, escrow agent, trustee, law firm, title insurer, lender, government authority or Real Estate Regulatory Authority, and does not hold customer purchase money. Due diligence is document review and coordination, and does not guarantee title.
RERA registration and disclosures, where applicable, remain subject to the Real Estate (Regulation and Development) Act, applicable rules and the relevant Real Estate Regulatory Authority. A promoter’s statutory RERA project account is separate from any Secure Property escrow arrangement, and using UNETRA does not replace RERA compliance.
