Start a secure transaction

Are you:

BuyingI’m buying a propertySellingI’m selling a propertyBroker / professionalI’m handling a deal for clients

This starts a transaction record and a call from our team. No money moves and no escrow account is opened at this step.

How it works

Eleven steps. Every party. One record.

Follow a Secure Property transaction from the first step to the final record. Select a step to see what happens, what is needed and the status it ends with.

Step 1 of 11TRANSACTION CREATED

Create the transaction

Buyer or seller starts a Secure Property transaction.

Captured

  • Buyer
  • Seller
  • Property
  • Transaction value
  • Property type
  • Location
  • Transaction type
  • Expected closing date
Step 2 of 11PARTIES VERIFIED

Identity & party verification

Buyer and seller complete the applicable identity / KYC workflow. Documents are reviewed by the UNETRA team, with a Verification Partner where needed. This is not a government verification unless an authorised integration is used, and we will say so when it is.

Information that may be needed

  • PAN
  • Identity documentation
  • Address
  • Bank-account details (encrypted)
  • Authorised representative
  • Power of attorney details, where applicable

We never ask for a UPI PIN, bank password, OTP or full card details.

Step 3 of 11DOCUMENTS COLLECTED

Property document collection

Documents go into an encrypted vault. Each document shows its status, and the person who uploads it decides who can open it.

Potential documents

  • Sale deed
  • Agreement for Sale
  • Property card
  • 7/12 extract (where relevant)
  • Index II
  • Possession documents
  • Society documents
  • Share certificate (where applicable)
  • Property-tax documents
  • Approved plans (where applicable)
  • Occupancy / Completion documents (where applicable)
  • RERA information (where applicable)
  • Loan / NOC documents
  • Other transaction-specific records
Step 4 of 11DUE DILIGENCE COMPLETED

Due-diligence coordination

Document verification and due-diligence coordination, performed with qualified Legal Partners and Verification Partners where required. It reduces risk; it does not guarantee title.

Checklist, where applicable

  • Ownership / title-document review
  • Encumbrance review
  • Mortgage / loan status
  • Property-tax status
  • Society dues
  • RERA / project information
  • Litigation / search coordination
  • Seller authority
  • Document consistency
  • Approvals
  • Possession status
Step 5 of 11TERMS CONFIRMED

Transaction terms

Buyer and seller agree the transaction milestones, then each digitally acknowledges the transaction instructions. Any change resets the acknowledgements.

Agreed

  • Purchase consideration
  • Token / earnest-money arrangement
  • Financing amount
  • Buyer contribution
  • Applicable taxes / duties
  • Registration milestone
  • Possession milestone
  • Payment release conditions
  • Refund conditions
  • Dispute procedure
Step 6 of 11FUNDS SECURED

Secure escrow / settlement arrangement

Secure the transaction before completing the transfer. Where available and legally appropriate, transaction funds can be placed into a designated escrow / controlled settlement arrangement operated under the applicable partner structure. UNETRA provides the technology and transaction-coordination layer. Funds are never deposited into UNETRA’s operating bank account.

  • Legal review
  • Stamp-duty workflow
  • Applicable TDS workflow
  • Seller documents
  • Buyer documents
  • Loan documents
  • Society / NOC documents
  • Registration checklist
Step 8 of 11REGISTRATION COMPLETED

Registration

The registration appointment and each party’s readiness are tracked. Registration is marked complete only once it is independently confirmed against the registration record, as the agreed workflow sets out.

Tracked

  • Registration appointment
  • Location
  • Date
  • Buyer readiness
  • Seller readiness
  • Document readiness
  • Payment readiness
  • Lender readiness
Step 9 of 11SETTLEMENT COMPLETED

Payment release

Funds are released according to the escrow / settlement agreement and the confirmed transaction milestones. Release is governed by the agreement, the partner’s controls and the agreed instructions — UNETRA cannot release customer money on its own.

  1. Funds secured
  2. Conditions satisfied
  3. Release authorised by the partner, under the agreement
  4. Seller / authorised recipient
Step 10 of 11POSSESSION COMPLETED

Possession & handover

The handover is recorded, and the buyer confirms receipt.

Coordinated

  • Key handover
  • Possession letter
  • Property condition inspection
  • Photos
  • Meter readings
  • Society documentation
  • Utility information
  • Inventory (where applicable)
Step 11 of 11PROPERTY TRANSACTION COMPLETED

  1. Case opened
  2. Under review
  3. Information requested
  4. Resolution / external process

UNETRA has no judicial authority and cannot decide title or ownership disputes. Where a case cannot be resolved between the parties, it moves to the process in the agreement — mediation, the courts or the relevant authority.

RERA

Statutory RERA project accounts stay separate.

Separate by design

A promoter’s statutory RERA project account and a Secure Property escrow / settlement arrangement are different things. Collections that must go into a prescribed project account are never redirected.

No replacement for compliance

Using UNETRA does not replace RERA compliance, and UNETRA does not certify a project’s RERA compliance.

Project details shown as required

For RERA-registered projects, the authority, project registration number, project reference or QR code and agent registration number are recorded and shown where the jurisdiction requires.

Secure Property covers the resale of completed homes. Buying in a new project? Tell us about it and our team will advise you on the right route.

Important — what UNETRA is, and is not

Please read before starting a transaction. Full terms, consent and disclosures

UNETRA is a technology and transaction-coordination platform. Certain services displayed on the platform, including escrow/banking, legal review, lending, insurance, technical inspection and other regulated or professional services, may be provided by independent eligible partners. Availability, eligibility, fees and transaction terms vary. UNETRA does not replace statutory registration, governmental processes, independent legal advice or obligations under applicable law.

Escrow services subject to partner availability, eligibility, transaction documentation and applicable law. UNETRA is not a bank, escrow agent, trustee, law firm, title insurer, lender, government authority or Real Estate Regulatory Authority, and does not hold customer purchase money. Due diligence is document review and coordination, and does not guarantee title.

RERA registration and disclosures, where applicable, remain subject to the Real Estate (Regulation and Development) Act, applicable rules and the relevant Real Estate Regulatory Authority. A promoter’s statutory RERA project account is separate from any Secure Property escrow arrangement, and using UNETRA does not replace RERA compliance.

Make the transaction as important as the property.

Start with a few details. Our team calls you to set up the transaction — nothing is paid and no escrow account is opened until you choose to go ahead.
