Everything you should know before you trust us with your tenancy.

How UNETRA handles your money, your data and your disputes — who our regulated partners are, how verification works, and how to reach us when something goes wrong.

How UNETRA works

UNETRA is a technology platform for the rental relationship between landlords, tenants, housing societies and brokers — and, through UNETRA Host and UNETRA Secure Property, for short-stay hosts and for people buying or selling a home. We verify people and properties, create digital agreements, schedule and record rent, track deposits, coordinate property purchases, and coordinate property, legal and insurance services.

Where money is held, credit information is used, insurance is sold or legal advice is given, a regulated or qualified partner does that part of the work, under its own licence and terms. We tell you who it is before you proceed.

  1. 01

    Discover & register

Find a verified home or list yours. One account, whatever your role.

  2. 02

    Verify

Identity, property and documents are checked once and kept on your Passport.

  3. 03

    Create the rental relationship

Digital agreement between landlord and tenant, with the society where needed.

  4. 04

    Manage deposit & payments

Deposit status, rent, receipts and reminders in one place, for both sides.

  5. 05

    Manage the property

Repairs, maintenance, NOCs and condition records through the tenancy.

  6. 06

    Build rental history

Every completed step strengthens your Passport and the Property Card.

How your money moves

  1. Tenant

Pays deposit or rent through UNETRA.

  2. Payment / deposit

Collected via an authorised payment channel. Receipt issued.

  3. UNETRA platform

Records the transaction against the agreement. UNETRA does not hold the funds.

  4. Regulated partner

Applicable regulated partner: bank, escrow or financial institution, as applicable to the product.

  5. Status tracking

Both parties see every status change in real time.

  6. Release / settlement

Released according to the agreed terms and inspection outcome.

This is the general flow. Each product page shows its own flow, the partner that holds the funds and the terms. The structure can vary by product and partner.

Contact & customer support

In your portal
Support → Raise a ticket. Every ticket gets a reference number.

Grievance redressal

If something went wrong, tell us. We acknowledge every grievance within 24 hours and aim to resolve it within 15 days.

Level 1Customer support

Raise a ticket in your portal or write to info@unetra.co.in.

Level 2Grievance Officer

Escalate an unresolved ticket from your portal. Or write to grievance@unetra.co.in.

Level 3Partner or regulator

For partner products, the partner’s own grievance process and regulator (RBI, IRDAI) apply.

Complaint escalation

  • Every ticket shows its status and response in your portal.
  • Escalated tickets go to the Grievance Officer and are marked as escalated.
  • Complaints about a society go to that society’s committee through the Society portal.
  • Deposit disputes go to UNETRA mediation. Legal recovery is available through qualified partner advocates.

Data security & privacy

  • We collect only what a product needs, and only with your consent. No registration or verification happens without consent.
  • Credit, background and court-record checks need separate consent and use authorised partners only.
  • Sensitive details are never public. Your Passport shares a verified summary, and only with people you choose.
  • Passwords are hashed. Team accounts use two-step sign-in, and every sensitive action is written to an audit log.
  • Documents are stored privately and shown only to the parties to your tenancy.

We process personal data in line with the Digital Personal Data Protection Act, 2023. Read the privacy policy.

Deposit terms

  • Deposit of 2–3 months’ rent, agreed in the rental agreement.
  • Funds are held by a regulated partner, never by UNETRA.
  • Release follows the move-out inspection; deductions need evidence against the move-in report.
  • Release target of 24 hours applies once both parties have confirmed the settlement.
  • Return of 10% p.a., paid and guaranteed by our partner NBFC (RBI-registered) under its deposit terms. The NBFC’s name and terms are shown before you pay. UNETRA does not pay or guarantee the return, and NBFC deposits are not insured by DICGC.
  • The return is shared equally between tenant and landlord, or paid wholly to either one, as both agree in the rental agreement. Changing it later needs both to agree.

Refund & release process

  1. The tenant requests release with a move-out date.
  2. Landlord and tenant complete a joint move-out inspection against the move-in report.
  3. The landlord proposes a settlement. Any deduction needs evidence.
  4. The tenant accepts, or disputes it and UNETRA mediates.
  5. UNETRA instructs the partner to release the funds, with a target of 24 hours after both sides confirm.

Payment security

Payments are processed by an RBI-authorised payment aggregator, named on the checkout screen before you pay. UNETRA never stores full card numbers or UPI PINs. Every payment creates a receipt for both parties, and nobody from UNETRA will ask you for an OTP, PIN or password.

Verification methodology

Every verification uses the same seven stages: Identity, Property, Documents, Rental history, Background, Agreement, Risk assessment. A person is UNETRA Verified only when every applicable stage passes. If a check can’t be completed, the approval is marked conditional and the conditions are shown to the requester. Any record found is reviewed for relevance before it affects a decision.

Partner, insurance & financial disclosures

UNETRA is a technology platform. UNETRA is not a bank, NBFC, insurer, escrow agent or deposit-taking institution and does not offer investment products. Where a product involves holding funds, payments, credit information, insurance or legal advice, that part of the service is provided by appropriately regulated or qualified partners under their own terms, which are shown to you before you proceed. UNETRA does not pay or guarantee any return; the return on Secure Deposit is paid and guaranteed by our partner NBFC, an RBI-registered non-banking financial company, under its terms. At the partner’s request it is not named on our public pages; its name and terms are shown to you before you pay.

  • RBI-registered NBFCConfirmed · Named to depositors before they pay
  • Bank / escrow agentNamed to you before you proceed
  • IRDAI-licensed insurer / brokerNamed to you before you proceed

Cancellation & refund policy

  • A service booking can be cancelled free of charge until a provider is assigned.
  • Fees paid for a service that wasn’t delivered are refunded to the original payment method within 7 working days.
  • Partner products (insurance, legal engagements) follow the partner’s cancellation terms, which are shown before purchase.
  • Rent and deposits are not UNETRA fees. Their refunds follow the rental agreement and the deposit release process.
