Monthly rent, or one deposit and zero rent?

Option A: the landlord holds the deposit. Option B: our partner NBFC holds it and pays the landlord the rent every month. See the deposit each needs and what it really costs you.

What you spend, month by month

Cumulative cost to you. For normal renting it is the rent you pay. For A and B it is the after-tax return you give up by locking the deposit.

A · Risks and safeguards

  • Your main risk is that the landlord can’t repay a large sum at exit — the deposit is usually unsecured.
  • UNETRA records a registered agreement with the refund date and interest for late refund, and a charge over the property where you agree one.
  • The landlord has one large repayment at the end; UNETRA reminds both sides well before the refund date.

B · Risks and safeguards

  • Your deposit sits with our RBI-registered partner NBFC, not with the landlord or UNETRA. Its name, rating and terms are shown before you pay.
  • The landlord gets steady monthly rent and never holds your money, so more landlords say yes.
  • Option B is provided by our partner NBFC under its terms, shown to you before you pay. NBFC deposits are not insured by DICGC.

Method: your cost = deposit × your return × (1 − tax slab), per year. Deposit A = average annual rent ÷ landlord’s return. Deposit B = average annual rent ÷ the partner NBFC’s net yield after losses, costs and margin. No compounding. Landlord tax, stamp duty and brokerage are not included. A planning model, not financial or legal advice.
