What you spend, month by month
Cumulative cost to you. For normal renting it is the rent you pay. For A and B it is the after-tax return you give up by locking the deposit.

NBFC pays landlord
A · Risks and safeguards
Your main risk is that the landlord can’t repay a large sum at exit — the deposit is usually unsecured.
UNETRA records a registered agreement with the refund date and interest for late refund, and a charge over the property where you agree one.
The landlord has one large repayment at the end; UNETRA reminds both sides well before the refund date.
B · Risks and safeguards
Your deposit sits with our RBI-registered partner NBFC, not with the landlord or UNETRA. Its name, rating and terms are shown before you pay.
The landlord gets steady monthly rent and never holds your money, so more landlords say yes.
Option B is provided by our partner NBFC under its terms, shown to you before you pay. NBFC deposits are not insured by DICGC.
Method: your cost = deposit × your return × (1 − tax slab), per year. Deposit A = average annual rent ÷ landlord’s return. Deposit B = average annual rent ÷ the partner NBFC’s net yield after losses, costs and margin. No compounding. Landlord tax, stamp duty and brokerage are not included. A planning model, not financial or legal advice.

Choose the structure
Option A: the landlord holds the deposit. Option B: our partner NBFC holds and deploys it and pays the landlord the rent every month.
02

Sized so that the return on it covers the average rent over the lease — UNETRA’s model shows the number for both options.
03
Live without monthly rent
Both sides see the deposit, the refund date and (for B) every monthly rent payment to the landlord.
04
Get it all back
The full deposit is returned at the end of the lease, after the move-out inspection.

Questions
Is this the same as a heavy-deposit arrangement?
Yes. Rent-Free is UNETRA’s structured version of the heavy-deposit (lease) arrangement common in many cities — documented, registered and tracked, with a choice of who holds the deposit.
What is the difference between A and B?
In Option A the landlord holds your deposit and must repay it in full at the end, so your risk is the landlord. In Option B our partner NBFC holds it and pays the landlord monthly rent, so the landlord never holds your money; the deposit needed depends on the NBFC’s terms.
What does Rent-Free really cost me?
Your cash nets to zero — you get the full deposit back. The real cost is the interest you would have earned on that money elsewhere, after tax. The model on this page shows it month by month.
Is my deposit insured?
In Option B the deposit is with an RBI-registered NBFC; NBFC deposits are not insured by DICGC. In Option A it is held by the landlord, secured by a registered agreement and, where agreed, a charge over the property.
