Before you pay a rental deposit: a seven-point checklist

Seven checks that take less than an hour and protect several months of your income.

UNETRA editorial · 24 Sep 2026 · 3 min read

  1. Check that the person you are paying owns the flat, or is authorised by the owner in writing.
  2. Read the agreement: rent, deposit, term, notice period, lock-in, and who pays maintenance and repairs.
  3. Confirm the deposit amount and exactly what it can be deducted for.
  4. Never pay a deposit or “token” in cash or to an unrelated personal account.
  5. Get a receipt or certificate with the amount, date and property.
  6. Do a move-in inspection with photos and have both sides acknowledge it.
  7. Ask whether the housing society needs to approve the move-in, and get that approval first.

On UNETRA, each of these is a step in the tenancy: verified owner and property, a digital agreement, a deposit held through a regulated partner with a numbered certificate you can verify, and a joint inspection report.
